Process

Every Project is unique in itself. We take the time to get to know our clients, listen to their goals and create a design that will meet their expectations and go beyond.  All variables (clients needs/desires, time line, budget, scope of work, product information/future maintenance costs) needs to be fully understood and taken under consideration before it gets applied to the Project.

The way we work is broken down into the following phases.

PHASE 1 :: INITIAL PLANNING MEETING
Meeting with the client to discuss Project location, goals and review site requirements.

PHASE 1 :: PROPOSAL
Project Design Goals discussed during the initial meeting are outlined in a proposal along with an outline of the process and Design fees.

PHASE 2 :: PROVIDE DESIGN SERVICES FOR THE PROJECT
Services to include a site survey and Schematic Planning. A detailed site survey takes place where all critical information is taken from the site. This includes dimensions, site photographs and if necessary examination behind walls. Upon formal site survey, information is input into the basic plans to begin the Schematic Design Plan.

Schematic Design Plan :   The Schematic Design phase exemplifies the design intent. The schematic design drawings can be used for an estimated budget/ preliminary pricing for the project. There is minimal design detail and specifics during this phase.

PHASE 3 :: DESIGN DEVELOPMENT
Upon selecting a scheme, Design Development phase fine tunes the design. Finishes and details are further explored and finalized. All interior design details are explored, from the cabinetry manufacturers and door details to the plumbing fixtures, accessory selection and paint and finish distribution.

PHASE 4 :: CONSTRUCTION DOCUMENTATION
Upon client sign off of the approved scheme, a construction documentation package is provided to the client and contractors for final construction quotes. This documentation includes all of the plans necessary to allow the contractor to accurately quote, permit, schedule and build the project.

PHASE 5 :: PROVIDE CONSTRUCTION IMPLEMENTATION
After the client has selected a contractor, a meeting between the client, contractor and Sabina McKenna Architecture & Design is required to review the scope of the project and any specific detailing and requests. At that point a schedule will be finalized listing start date, phasing, periodical construction meetings, and completion date. We are available to visit the project site on a regular basis to check the quality and accuracy of the construction and resolve construction issues. We can also provide site reports that document the progress and bring attention to any discrepancies.
